What does it mean to be a “Private Community”?
Each homeowner owns their own house and land. Through the Homeowners Association, they also own all the common property in the complex. As a private community, the homeowner’s association is responsible for the ongoing upkeep and maintenance like landscaping and snow plowing.

What is included in the common property?
Common areas like the “Green”, the entrance way, designated common areas located throughout the complex, roads, sewers and a pump station.

When is household trash removed?
Household trash is removed on Mondays. Refer the calendar (tab at top of each page) for specific dates and Holiday schedules. Please note, trash cans are provided free of charge. Trash in any other container will not be removed. The trash cans are the property of the trash vendor and must remain with the household.

Are pools allowed in Lexington Green?
Presently, the Planning and Zoning Board will not allow pools in the complex. Therefore, all pools with filters are prohibited in the community. Jacuzzis and Hot Tubs are allowed.

Do I need to review outside home improvements/renovations with the Board of Directors?
Yes. The intent is to preserve the charm and uniqueness of our community. Generally, projects need to adhere to the present style and color of the house. Planning and Zoning will not provide any work permits until the BOD has approved the drawings.

What is the reserve fund?
It is money being set aside for future large capital projects like road paving. The schedule is to have the funds available when the projects become due.

Where is the money invested and who controls it?
At the Board’s direction the money is being invested in money market accounts. This provides a modest return with very little risk.

Can I operate a business out of my house?
With the exception of a small day care facility (under 8 children), residents are not allowed to operate any businesses which brings traffic into Lexington Green.

Can I park my car in the street?
Yes, but during snowfall and several hours after the snowfall ends, all cars must be parked in the driveway to allow for snow removal. Cars remaining in the street are subject to fines and/or towing at the owner’s expense.

Can I park my commercial vehicle or Recreational Vehicle (RV) in the street?
No. Any commercial vehicle, trailers of any type or RVs parked in the street are subject to fines.

Who do I report problems to?
The first contact should be to our Management Agent. If any homeowner is not satisfied with the response, they can also contact any member of the Board of Directors.
